Hotel marketing in Dubai that drives direct bookings and cuts OTA commission

Hotel marketing in Dubai is the practice of promoting a hotel or hospitality property through digital channels, a direct booking website, Meta and Google Ads, metasearch, SEO and remarketing, so that guests book, ideally direct rather than only through online travel agencies. I am Mubin Shaikh, a trade-licensed digital marketing freelancer in Dubai, and I run hotel and hospitality marketing under UAE Trade Licence No. 1618922 and Social Media Advertiser Permit No. 475238.

Hotels face the same core problem as short-term rentals, only bigger: online travel agencies bring bookings but take significant commission on every stay and own the guest relationship. Direct marketing changes that. By driving bookings to the hotel's own website, hotel marketing captures stays without OTA commission, builds a guest database for repeat business, and gives the hotel control of the relationship. In a competitive, seasonal market like Dubai, growing the direct booking share while maintaining occupancy is one of the highest-value things a hotel can do.

This page explains how hotel and hospitality marketing works in Dubai, how direct bookings and occupancy are driven, and what working with an independent, licensed specialist looks like.

The Full Picture

What hotel marketing in Dubai involves

Hotel marketing is built around direct bookings and occupancy. It combines a fast, appealing direct booking website, Meta and Google Ads reaching the right guests, metasearch presence, remarketing to people who visited but did not book, and SEO and content for visibility. Every direct booking avoids OTA commission, so the marketing pays for itself by shifting bookings off the agencies.

The strategy reduces dependence on OTAs without abandoning them, using them for reach while steadily growing direct bookings, where the margins and the guest relationship are far better, and adjusting to Dubai's seasonality to maintain occupancy year-round.

The Economics

Why direct bookings matter

The core of hotel marketing is the economics of direct versus OTA bookings. Online travel agencies charge significant commission on every stay, straight off the hotel's margin, and they keep the guest relationship. A direct booking, driven by the hotel's own marketing and taken on its own website, avoids that commission and builds an owned guest database that can be marketed to for repeat stays and offers.

This is why direct marketing pays for itself: shifting even a portion of bookings from OTAs to direct can cover the marketing cost and materially improve margins, while building a long-term asset in the guest database.

How It Works

How direct bookings and occupancy are driven

Hotel marketing draws on a few core pieces working together, from the booking website to the channels that bring guests to it, adjusted for seasonality.

A direct booking website that converts

The direct booking website is the foundation. It needs to be fast, appealing, and make checking rates and availability and completing a booking effortless, on mobile especially. Guests judge a hotel heavily on its website and imagery, so the site has to show the property at its best, present rates clearly, and make booking direct as easy as booking on an OTA. I build and optimise booking-focused websites designed to convert.

Without a strong booking website, direct marketing has nowhere good to send guests, so this is where the strategy starts, alongside ensuring rates and availability are competitive and clear.

Reaching guests across channels

Guests research and book across several channels, so hotel marketing spans them. Meta and Google Ads reach leisure and business travellers and specific source markets with tailored messaging, metasearch captures guests comparing options and prices, and remarketing keeps the hotel in front of people who visited the site but did not book. Together these reach guests at each stage of the booking journey.

The targeting can flex with seasonality and demand, and everything drives toward direct bookings, measured so the hotel sees the true cost and value of each channel.

Seasonality and occupancy

Dubai hospitality is seasonal, with demand shifting through the year and around major events. Effective hotel marketing works with this: pushing harder in softer periods to maintain occupancy, capturing peak demand efficiently, and adjusting budgets and messaging to the season. This keeps occupancy healthier year-round rather than only in peak times.

Planning around seasonality, and being ready to adjust as demand changes, is part of running hotel marketing well in a market like Dubai.

Building a guest database for repeat stays

One of the biggest advantages of direct marketing is the owned guest database. Every direct booking and enquiry builds a list of guests who can be marketed to for repeat stays, offers and events, at low cost. Over time this database becomes a valuable asset that generates bookings independently of both OTAs and paid ads, improving margins further.

Every booking is tracked, so the hotel knows which channels produce direct bookings and can grow the direct share steadily while maintaining occupancy, improving profitability as the guest database grows.

Why Work With Me

Why work with Ads with Mubin

I am an independent, trade-licensed digital marketing freelancer, not a large agency. I run your hotel's marketing directly, one accountable person who understands direct-booking strategy, occupancy and reducing OTA dependence. You are not handed to a junior, and your budget is not lost to agency overhead.

I build booking-focused websites and run performance and remarketing campaigns across Dubai sectors, so I understand driving direct bookings. I keep a short client list so your property gets genuine attention, and I never take a percentage of your ad spend, which matters on higher-budget hospitality campaigns.

02

Booking website + tracking

I build or optimise a direct booking website and set up tracking, so every booking is measured from day one.

03

04

Clear reporting

You get clear reporting on direct bookings, occupancy impact and cost, plus direct access to me on WhatsApp.

05

Continuous optimisation

We optimise continuously, growing the direct booking share and adjusting to seasonality.

Honest Expectations

What results to realistically expect

No honest marketer guarantees a number of bookings or a fixed occupancy. What I commit to is a strong booking website, properly tracked campaigns, and honest optimisation toward direct bookings and occupancy. With ads and a booking website live, first direct enquiries and bookings usually come within the first weeks, while SEO, metasearch and remarketing build over the following months, varying with seasonality.

The realistic path is a growing share of direct bookings, lower OTA commission, healthier year-round occupancy, a valuable guest database, and a clear picture of what each direct booking costs to acquire.

Pricing

Management retainers start at AED 4,999 a month, with a Gold tier at AED 7,499 for properties running across more channels. A booking website build can be scoped separately. Ad spend is separate, paid directly to the platforms, and never marked up. Three-month minimum, then month to month.

Because hospitality is competitive, hotels often invest from around AED 15,000 to 30,000 a month in ad spend, depending on size, seasonality and goals. I will be honest about what your budget can realistically achieve.

Hotel Marketing FAQs

What is hotel marketing in Dubai?
Hotel marketing in Dubai is promoting a hotel or hospitality property through digital channels, a direct booking website, Meta and Google Ads, metasearch, SEO and remarketing, so that guests book, ideally direct rather than only through online travel agencies. It focuses on driving direct bookings, occupancy and reducing OTA commission.
How do hotels get more direct bookings in Dubai?
By building a strong direct booking website, running Meta and Google Ads and metasearch to reach guests, remarketing to people who visited but did not book, and using SEO and content. Every direct booking avoids online travel agency commission, so direct marketing improves margins and builds the guest relationship.
Why market directly instead of relying on OTAs?
Online travel agencies bring bookings but take significant commission on each stay and own the guest relationship. Direct marketing and a booking website capture bookings without that commission, build a guest database for repeat stays, and give the hotel control of the relationship, meaningfully improving margins over time.
How much does hotel marketing cost in Dubai?
Management retainers start at AED 4,999 a month, with Gold at AED 7,499. Ad spend is separate and never marked up. Because hospitality is competitive, hotels often invest from around AED 15,000 to 30,000 a month in ad spend, depending on size, seasonality and goals.
How quickly will a hotel see more direct bookings?
With Meta and Google Ads plus a strong booking website, first direct enquiries and bookings usually come within the first weeks. SEO, metasearch and remarketing build over the following months, and results vary with seasonality.
Do you build direct booking websites for hotels?
Yes. A fast, appealing direct booking website with clear rates, availability and an easy booking path is central to reducing OTA dependence. I build and optimise booking-focused websites for hotels and hospitality properties.
Can you target the right guests for a Dubai hotel?
Yes. Campaigns can target leisure and business travellers and specific source markets with tailored messaging, plus remarket to past guests and website visitors. The targeting focuses on guests likely to book direct, and can flex with seasonality and demand.
Is seasonality important in hotel marketing?
Very. Dubai hospitality is seasonal, with demand shifting through the year and around events. Marketing and budgets can be adjusted to seasonality, pushing harder in softer periods to maintain occupancy and capturing peak demand efficiently.
Will you take over our existing marketing or start fresh?
Either. I can audit and take over existing accounts and your booking website, keeping what works and fixing what does not, or build from scratch. Most hotels rely heavily on OTAs and have limited direct marketing set up.
Do you guarantee a number of bookings or occupancy?
No, and be cautious of anyone who does. I commit to proper setup, honest optimisation toward direct bookings and occupancy, and transparent reporting.
Do I deal with you directly or an account manager?
You deal with me directly, Mubin Shaikh. There is no account manager in between and no junior handling your account. One person plans, runs and reports on everything.
Is there a long contract or lock-in?
No long lock-in. The minimum is three months so the work has time to show results, and after that it is month to month.
How do you charge, and is ad spend included?
I charge a flat monthly management fee starting at AED 4,999. Your ad spend is separate, stays in your own accounts, and is billed directly by the platforms. I never mark up ad spend or take a percentage of it.
Why don't you take a percentage of ad spend?
Because charging a percentage creates an incentive to push your budget higher whether or not it helps. A flat fee keeps my advice honest: I recommend the spend that makes sense for you, not for my invoice.
How often will I get reports?
You get clear reporting on a regular schedule covering bookings, orders, enquiries, footfall and messages, plus what was done and what is next, in plain language rather than jargon.
How will we communicate?
Mostly WhatsApp for quick updates, plus calls and email as needed. You get a direct line to me, not a ticketing system, so questions get answered quickly.
What do you need from me to get started?
Access to your relevant accounts, a short conversation about your business and the customers you want, and any existing assets like your logo and photos. I handle the technical setup from there.
What languages do you work in?
I work in English and Hindi, which covers most business communication in Dubai. Customer-facing campaigns and content can be produced in English and Arabic, with Arabic handled through trusted native support where needed.
Are you licensed to run advertising in the UAE?
Yes. Ads with Mubin holds UAE Trade Licence No. 1618922 and Social Media Advertiser Permit No. 475238, so I can issue proper invoices and legally run paid advertising in the UAE, which many informal freelancers cannot.
What happens if the marketing is not working?
If the numbers are not moving, we look at why, the offer, the landing page, the targeting or the tracking, and fix the real problem. Because there is no long lock-in, you are never trapped in something that is not delivering.
