Commercial real estate marketing in Dubai that reaches decision-makers

Commercial real estate marketing in Dubai is the practice of promoting commercial property, office, retail and warehouse space for lease or sale, through compliant, B2B-focused digital channels, so that business tenants and investors find you and enquire, while staying within RERA and DLD rules. I am Mubin Shaikh, a trade-licensed digital marketing freelancer in Dubai, and I run commercial real estate marketing in Dubai under UAE Trade Licence No. 1618922 and Social Media Advertiser Permit No. 475238.

Commercial property is a considered, B2B decision made by business owners and decision-makers, not impulse buyers. The audience is narrower, the cycle is longer, and the value is high, so precise targeting, credibility and clear information matter more than volume. It rewards agencies that reach the right decision-makers efficiently.

This page explains how commercial real estate marketing in Dubai actually works, which channels reach tenants and investors, how it stays compliant, and what working with an independent, licensed specialist looks like.

The Full Picture

What commercial real estate marketing in Dubai actually involves

Commercial marketing is built around precise B2B targeting and credibility. It combines Google Ads for active searchers, business-focused targeting, SEO and area content, clear space landing pages, and remarketing for a longer cycle. The measurable goal is qualified tenant and investor leads.

The mix is tuned to what you handle, from office and coworking to retail, warehouse and commercial investment, and to what can be compliantly promoted, with accurate size, price and availability information and correct permits.

Non-Negotiable

Compliance: RERA and property advertising rules

Advertising property in Dubai is regulated by the Dubai Land Department and RERA. Every listing and property ad needs a Trakheesi permit, brokerages and agents must show their registration (ORN and BRN), and claims about price, returns and availability must be accurate. Getting this wrong risks fines and takedowns, so every campaign is built around these rules, with permit numbers and disclosures handled correctly from the start.

Compliance and effectiveness go together here. The businesses that win build trust through accurate listings, real credentials and genuine reviews, rather than the inflated yield promises and fake listings that regulators, portals and savvy buyers all distrust.

Channel By Channel

How each channel builds trust and generates leads

Commercial real estate marketing in Dubai draws on the same core levers as other sectors, but every channel is shaped around trust, strong visuals and the advertising rules. Here is what each one does and why it matters.

Building credibility with businesses

Businesses choosing space want a credible, knowledgeable partner. Clear market expertise, accurate listings, real credentials and a professional presence build the trust that a considered B2B decision needs. Credibility shortens the cycle, since decision-makers move faster with a firm they trust and information they can rely on.

Google Ads and B2B targeting

Google Ads captures businesses searching for office, retail or warehouse space, while business-focused targeting reaches decision-makers researching options. Because the cycle is longer, remarketing keeps you present, with tracking built around cost per qualified lead so budget reaches genuine commercial prospects, not clicks.

SEO and area content for commercial space

Businesses research areas, sizes and costs before enquiring. Honest area and commercial-space content ranks you for these searches and builds authority, creating a lead source you own. Structured content also helps you appear in AI-driven search when businesses ask about commercial areas and options.

Turning interest into qualified leads

Clear space landing pages with sizes, fit-out and availability, plus easy enquiry by form, call or WhatsApp, convert business interest into qualified leads. Every route is tracked, so you invest in the areas, space types and campaigns that actually produce tenants and investors.

Why Work With Me

Why work with Ads with Mubin

I am an independent, trade-licensed digital marketing freelancer, not a large agency. I run your marketing directly, one accountable person who understands both performance marketing and the compliance realities of advertising in the UAE. You are not handed to a junior, and your budget is not lost to agency overhead.

I work with UAE businesses across property and services, so I understand how competitive and trust-driven this market is. I keep a short client list so your commercial agency gets genuine attention, and I never take a percentage of your ad spend.

Honest Expectations

What results to realistically expect

No honest marketer guarantees a number of tenants and investors, and promises like that are a red flag. What I commit to is compliant, properly tracked campaigns and honest optimisation toward your cost per qualified lead. Paid channels can bring qualified leads within the first few weeks, while the fuller effect of SEO, content and brand builds over several months.

The realistic path is a stronger, more trusted brand and a steady, measurable flow of qualified tenants and investors, built on marketing that respects both the client and the rules.

Pricing

Management retainers start at AED 4,999 a month, with a Gold tier at AED 7,499 for businesses running across more channels and content. Ad spend is separate, paid directly to the platforms, and never marked up. Three-month minimum, then month to month.

Commercial Real Estate Marketing FAQs

What is commercial real estate marketing in Dubai?
Commercial real estate marketing in Dubai is promoting office, retail and warehouse space for lease or sale through compliant, B2B-focused digital channels, so that business tenants and investors find you and enquire, within RERA and DLD rules.
How is commercial marketing different from residential?
The audience is narrower and more B2B, the decision cycle is longer, and values are high, so precise targeting, credibility and clear information matter more than volume or emotional appeal.
How do you reach business decision-makers?
Through Google Ads on commercial searches and business-focused targeting that reaches decision-makers, supported by SEO, clear space pages and remarketing for a longer cycle.
Do commercial listings need Trakheesi permits?
Yes. Commercial property advertising in Dubai requires the correct Trakheesi permit and accurate information, the same as residential, built into every campaign.
Can you market coworking or retail too?
Yes. The approach can target office, coworking, retail, warehouse or commercial investment, tuned to the space types you handle and the tenants you want.
Is the sales cycle longer for commercial?
Usually, yes. Because decisions take longer, remarketing and credibility-building content are important to stay present until a business is ready to enquire and transact.
How much does commercial real estate marketing cost in Dubai?
Management retainers start at AED 4,999 a month, with a Gold tier at AED 7,499. Ad spend is separate, paid directly to the platforms, and never marked up, with the right budget depending on your goals and competition.
How quickly will we see results?
Paid channels can bring qualified leads within the first few weeks, while SEO, content and brand build over several months. I give you a realistic timeline upfront and never promise instant results.
Do you guarantee a number of tenants and investors?
No, and you should be cautious of anyone who does. I commit to compliant setup, honest optimisation toward your cost per qualified lead, and transparent reporting.
Do I deal with you directly or an account manager?
You deal with me directly, Mubin Shaikh. There is no account manager in between and no junior handling your account. One person plans, runs and reports on everything.
Is there a long contract or lock-in?
No long lock-in. The minimum is three months so the work has time to show results, and after that it is month to month.
How do you charge, and is ad spend included?
I charge a flat monthly management fee starting at AED 4,999. Your ad spend is separate, stays in your own accounts, and is billed directly by the platforms. I never mark up ad spend or take a percentage of it.
Why don't you take a percentage of ad spend?
Because charging a percentage creates an incentive to push your budget higher whether or not it helps. A flat fee keeps my advice honest: I recommend the spend that makes sense for you, not for my invoice.
How often will I get reports?
You get clear reporting on a regular schedule covering leads, calls, WhatsApp messages and enquiries, plus what was done and what is next, in plain language rather than jargon.
How will we communicate?
Mostly WhatsApp for quick updates, plus calls and email as needed. You get a direct line to me, not a ticketing system, so questions get answered quickly.
What do you need from me to get started?
Access to your relevant accounts, a short conversation about your commercial agency and the clients you want, and any existing assets like your logo and listings. I handle the technical setup from there.
What languages do you work in?
I work in English and Hindi, which covers most business communication in Dubai. Campaigns and content can be produced in English and Arabic, with Arabic handled through trusted native support where needed.
Are you licensed to run advertising in the UAE?
Yes. Ads with Mubin holds UAE Trade Licence No. 1618922 and Social Media Advertiser Permit No. 475238, so I can issue proper invoices and legally run paid advertising in the UAE, which many informal freelancers cannot.
Will you take over our existing marketing or start fresh?
Either. I can audit and take over existing accounts, keeping what works and fixing what does not, or build from scratch. Most businesses already have something running that needs fixing.
What happens if the marketing is not working?
If the numbers are not moving, we look at why, the offer, the landing page, the targeting or the tracking, and fix the real problem. Because there is no long lock-in, you are never trapped in something that is not delivering.
